The CSHO owns and operates 38 residential rental units, operated under the Provincial Affordable Housing Program. Rental rates are set at a minimum of 10% below market value. The rents are not geared to income or subsidized. Tenants must have the ability to pay the rent.
The maximum allowable gross income depends on family size/composition and unit size offered to the client. Total Household income (line 150 on your income tax return) cannot exceed the ‘Core Need Income Thresholds” as set by the Province of Alberta on an annual basis. The 2016 CNIT for Cochrane are as follows:
- Bachelor – $39,000
- 1 Bedroom-$46,000
- 2 Bedroom-$55,000
- 3 Bedroom-$61,000
Priority is given to applicants who currently live or work in Cochrane or western Rocky View County, and have lived or worked in these areas for at least 6 months.
Some utilities may included in the rent depending on the unit. Tenants are responsible for paying their own cable, telephone and internet. Each unit is allotted one parking stall. Pets and smoking are NOT permitted in any units.
